You will also find several sites promoting the home for sale.
 
With all the millions and millions of web sites and competition on the Internet today just putting your house on a Company or Agent’s static website is not going to get you the exposure you need in today’s marketplace. That would be like trying to find a needle in a haystack.

5 Reasons Why a Property Does Not Sell
 
Experienced agents, like me, can investigate an expired listing to find out exactly why it did not sell. It may be because of one or more of the following reasons:
 
1. Marketing. An agent with a passive marketing plan will have difficulty selling in today’s market. Even we are continually upgrading and improving our marketing strategy. This is why we are leaders in our Bradenton Real Estate market. Perhaps your former agent just didn’t have a marketing strategy that works today.
 
2. Condition. The condition of your property attracts buyers, repels buyers, or creates a ho-hum response. Even little things can make a big different. We are experts in helping you showcase your property in a way that gets buyers excited.
 
3. Market Conditions. Many agents and sellers are in denial about how difficult it is to sell a home in today’s market. With 97% of the homes in Manatee County NOT selling, how is it that we are successfully selling a lot of homes? Each property that expires may have one or more of these conditions going on and thus the property did not sell. Time on the market is another crucial factor in a slow market like we have today. It takes time to implement a comprehensive marketing plan and then monitor and adjust that plan as need. It also takes time on the market and exposure to prospective buyers. Therefore you must commit yourself to a reasonable marketing timeline. 
 
A Picture Speaks 1000 Words: Lots of Photos Are Needed to Sell Your Property!

Did your last agent send you a copy of the MLS printout of your property for your review and to check for errors and to check the photos? I have seen listings entered into the wrong zip code, or listed without a garage, or even with a wrong price. No wonder they didn’t sell. With each property we list we take many, many professional digital photographs that are used to the maximum in promoting your listing. (You’d be surprised at how many agent use only 1-4 photos) 
 
Did you know that a property can be bought without a buyer ever walking through the door? Many of our listings have been bought by out of town, out of state, and out of country buyers who only saw the photographs we took of the property. We communicate by email, and the closing is done by email and/or fax.   You don’t want to miss any buyer by having too few photos. The one you lose may have been the perfect buyers for your property!
