An escrow is an arrangement in which a neutral third party, often a Title Company, holds legal documents from the buyer, the seller and the lender, and funds on behalf of a buyer and seller, and distributes the funds according the buyer and seller’s instructions via a purchase contract.

STEP 6- A Successful Closing in Bradenton, Florida:
KeysWe will attend the closing with you. This is when the deed is transferred and the property actually becomes yours. Usually, closing and possession occur on the same day.

The closing is almost always done at the title company (an exception could be an out-of-town party, in which case documents are overnighted and need to be notarized). Buyer and seller close at the title company simultaneously. Buyers (and sellers) and their agents will be given a settlement statement showing the closing costs beforehand, so there are no surprises, and the buyer will know exactly how much the cashiers check should be.

Your loan officer should review your mortgage costs with you before the closing takes place. Other closing costs will consist of the title company’s fee for the title search, title exam, closing, recording of the deed, pre-paid interest*, homeowner’s insurance, homeowner’s insurance pre-paids, and property tax pre-paids.
